30 minutes to Zurich HB: where can you still find affordable apartments?
Working in Zurich does not necessarily mean paying Zurich city rents. Lenzburg, Aarau, Brugg, Baden, Bülach, Wetzikon and Winterthur have fast direct train connections to Zurich HB in around 30 minutes or less – and current rental indicators are in some cases significantly lower than in Zurich itself.

Low vacancy.
High rents.
Rail links, not cantonal borders.
For commuters, actual journey time can be more important than geographical distance.

How we made the comparison
The comparison covers towns with fast rail connections taking around 30 minutes or less to Zurich HB.
Annual rent per m² + 80 m² model
For each town, we use the average annual apartment rent per square metre published in July 2026.
We also calculate a standardised monthly figure for an apartment of 80 m² .
In this article, “affordable” means comparatively cheaper than the city of Zurich while retaining fast access to Zurich HB – not necessarily cheap by Swiss standards.
An older 80 m² apartment may cost significantly less than the model value, while a new-build next to the station may cost much more. Room count, age, energy efficiency, balcony, parking and exact location all influence the price.
Rent levels, train times and the 80 m² model
Zurich is the reference. The difference shows the calculated gap for each town in the standardised 80 m² model.
The 80 m² figures were calculated from published average annual rents per m². Train times refer to typical fast station-to-station connections.
Lenzburg, Aarau and Brugg.
These three towns in Aargau combine fast direct trains with substantially lower rental indicators than Zurich.
CHF 1'947 · approx. 19 minutes
Average annual rent is around CHF 292 per m². In the 80 m² model, that is about 41% below Zurich.
Interesting for commuters working near Zurich HB or Altstetten, couples and families needing space, and households preferring a smaller town with its own infrastructure.

Annual rent is around CHF 297 per m². Brugg is therefore particularly interesting for anyone seeking a large rent gap versus Zurich with less than half an hour on the train.
Baden, Bülach, Wetzikon and Winterthur
These towns also have considerably lower rents than Zurich but offer different combinations of commuting convenience and urban amenities.
Very short journey
Around CHF 340 in annual rent per m², or about CHF 2'267 for 80 m² per month. Approximately 31% below Zurich.
Dättwil and Rütihof may have different price levels than central areas near the station.
Fast and around 32% cheaper
Around CHF 336 per m² per year and about CHF 2'240 in the 80 m² model.
Zurich Oberland
Around CHF 338 per m² per year and about CHF 2'253 in the 80 m² model.
For apartments far from the station, additional bus or cycle travel time must be added to the commute.
More city for less rent
Around CHF 357 per m² per year and about CHF 2'380 in the 80 m² model.
Winterthur offers culture, universities, a large job market and especially frequent trains to Zurich.
Dietikon and Affoltern: closer, but not necessarily cheaper
The shortest train journey does not necessarily deliver the biggest rent savings.
Very close, but more expensive than several Aargau towns
Fast train services reach Dietikon in just around 10 to 12 minutes.
At around CHF 366 per m² per year, however, Dietikon's rent indicator is higher than those in Lenzburg, Aarau, Brugg, Baden, Bülach and Wetzikon.
Almost 30 minutes, but not the biggest rental saving
At around CHF 372 in annual rent per m², Affoltern is also more expensive than several towns farther away.
Despite the greater geographical distance, the Baden–Brugg–Lenzburg–Aarau corridor can offer competitive commute times and substantially lower rental indicators.
Rent is not the whole cost
Lower rent only brings real savings if you also factor in transport, taxes and everyday expenses.
Public transport passes and station access
Compare season tickets, walking, bus or cycle access to the station, and actual door-to-door travel time.
Taxes and health insurance
Moving to a different canton can change your tax burden and health-insurance premium region.
Budget for parking separately
Parking spaces, garages and car expenses can offset part of the rent savings.
Childcare and school journeys
Childcare, schools and daily travel also matter when choosing where to live.
Calculate commuting costs according to actual use
If you work from home several days a week, commuting costs and travel time arise less often.
High transport costs and significantly longer door-to-door journeys can reduce a rental advantage.
